The Selling process

From start to finish, I'll be right there with you.


You've decided to sell your home in Cold Lake, now what? The process of selling your home and moving can be daunting. Having bought and sold multiple homes of my own over the years, and doing all the moving that goes along with it, I hear you! Having a professional REALTOR® in Cold Lake like myself there for you throughout the process can make it seem a lot less daunting. My goal is to make the process as easy and stress-free as possible and help you maximize the value of your home sale. 

 

Meet and Greet

Let's get together and chat! I'd love to see your home to get a good feel for it. I'll prepare a CMA (Comparative Market Analysis and help you determine the right price for your home. I can give you tips on preparing your home for the photographer and the listing to maximize the value. I'll review the Consumer Relationship Guide with you as well as the Seller Representation Agreement. You'll have the opportunity to ask me any questions that you may have about the process.

Prepare for Listing

We'll sign a Seller Representation Agreement outlining the terms of our agreement for me to sell your home. 
I will measure your home according to the RMS (Residential Measurement Standard) and take additional measurements to include in the listing.
At a time that works for you I'll arrange for a professional photographer to come in and picture your home. We will also be able to conduct aerial drone footage. I'll shoot a social media video at this time as well.  

Listing and Marketing

I will list your home for sale on the MLS® (Multiple Listing Service) as well as my website, and the Coldwell Banker Lifestyle website. 
Potential buyers that have signed up for new listing notifications through MLS® or their agent, will receive an update once your home is listed if it meets their criteria. 
I will advertise your home as discussed on social media, marketplace, and any other buy and sell / listing sites that we believe will reach potential buyers. 

Showing your home

Let's start the showings! Potential buyers will start to reach out either through myself or my brokerage or through their agent. No doubt they will want to come and see their potential new home in person. I will be in touch with you to schedule the showing for a time that works for you. 
I will also make arrangements to host an open house at your home so that potential buyers and other REALTORS® may view the home. The more eyes the better!
Negotiate the Sale
Somebody wants to call your home their new home and are going to make an offer, now what? 
I will present you with any offers that come in and we can discuss them together. In addition to the offered price, the offer will likely include terms such as home inspection condition and financing condition. I will work on your behalf to negotiate terms favorable to you. I'll handle all the paperwork for you - including offer acceptance and counteroffers. 

Close the Sale

Once you and the buyer have come to an agreement, the purchase contract will come next. This will include the agreed upon price, terms of the sale/possession, and buyer conditions that need to be satisfied. 
Once the conditions are waived, and the sale is ready to move forward, I can give you the names of lawyers that can help you complete all of the legal paperwork. 
I will be right there for you all the way through the process right up to the closing date.
